The Promise
If a tenant screened and placed by Danberry must be evicted for non-payment of rent, Danberry will cover attorney fees and court filing costs associated with the eviction. Once the unit is vacated, Danberry will re-list, market, and place a new qualified tenant at no additional leasing fee.
How It Works
Step 1: Prevention First
Our 5-point screening process — credit, criminal, payment history, landlord verification, income — is designed to prevent evictions before they happen. We don’t just check boxes; we verify employment, call previous landlords, and analyze financial stability.
Step 2: Swift Legal Action
When a tenant fails to pay, we don’t wait. A 3-day notice to vacate is issued by the 15th of the month. If the tenant fails to comply, our legal team files for eviction immediately. We handle all court appearances and proceedings.
Step 3: Costs Covered
Danberry covers attorney fees and court filing costs for the eviction proceeding. You don’t receive a surprise legal bill — we absorb the cost because we stand behind our screening.
Step 4: Rapid Re-Placement
Once the unit is vacated and made rent-ready, Danberry re-lists the property across all major platforms. We screen, place, and sign a new lease — at no additional leasing fee to you.

- Property must be maintained in habitable condition per Ohio Revised Code
- Covers attorney fees and court filing costs for non-payment evictions only
- Does not cover evictions for lease violations unrelated to rent payment
- Owner must not accept partial payments or make side agreements with the tenant
- Owner must allow Danberry to manage the eviction process without interference
- Available on all management plans (Essential, Plus, and Premium)
