How It Works
Rigorous Tenant Screening
Danberry screens every applicant through a comprehensive 5-point process: credit check, criminal background search, payment history review, landlord verification, and income verification. This thorough vetting is the foundation of the guarantee — by identifying qualified tenants before they move in, we dramatically reduce the likelihood of a default ever occurring.
Immediate Action on Non-Payment
If a tenant defaults on rent, Danberry does not wait and hope the situation resolves itself. We begin the collections and legal process immediately. A 3-day notice is issued by the 15th of the month, and we pursue every available remedy to recover the amount owed or begin the eviction process without delay.
Management Fee Credits
Your management fees are credited beginning the month after the tenant default is confirmed, for up to two months while the unit is being turned over. This means you are not paying us to manage a property that is not generating income — because that would not be fair to you.
No-Cost Replacement
Once the unit is vacated and ready for a new tenant, Danberry re-lists, markets, and places a new qualified tenant at no additional leasing fee. We handle the photography, syndication across 10+ listing platforms, showings, screening, and lease execution — all at no extra cost to you.
