The Promise
Every property managed by Danberry receives a minimum of two comprehensive inspections per year — one in spring and one in fall. These aren't cursory drive-bys or quick walk-throughs. They are thorough, documented evaluations of your property's condition, inside and out.
If Danberry fails to complete a scheduled inspection within the designated inspection period, your next month's management fee will be credited in full. No excuses, no fine print — just accountability.
What We Inspect
Exterior & Structure
Roof condition, gutters, siding, foundation, drainage, landscaping compliance, and overall curb appeal. We document everything with timestamped photos so you have a clear record of your property's condition over time.
Interior Condition
Walls, flooring, fixtures, appliances, plumbing, and electrical systems. We check for unauthorized modifications, unreported damage, and general wear and tear that could escalate into costly repairs if left unaddressed.
Safety & Compliance
Smoke detectors, carbon monoxide detectors, fire extinguishers, HVAC filters, water heater condition, and compliance with local housing codes. Keeping your property safe protects your tenants and shields you from liability.
Detailed Report
After every inspection, you receive a comprehensive report with photos, findings, and recommended actions — all accessible through your Owner Portal. No surprises. You'll always know exactly what's happening with your property.

Terms & Conditions
- Inspections are scheduled semi-annually (spring and fall inspection periods)
- Tenant must provide reasonable access per the lease agreement and Ohio law
- If tenant denies access despite proper notice, the inspection is considered attempted and the guarantee is fulfilled
- Management fee credit applies to the month following a confirmed missed inspection
- Inspection reports are delivered within 7 business days of the inspection
- Available on Plus and Premium management plans (Essential plan includes annual inspection)
